The kitchen anchors the renovation — dark cherry cabinetry, a marble waterfall island, and a hand-set green tile wall beneath brass pendants.

Kāneʻohe, Oʻahu

Before: the exterior on day one — mint-green siding, a tired carport and an overgrown side yard.
Before: the chopped-up original plan — closed rooms, low sightlines and finishes long past their moment.
Before: the original bath, in the space that became the marble-and-clawfoot primary suite.
Before: the bedroom as we found it — carpeted, closed off and cut away from the light.

The Challenge

The home came to us as a dated, chopped-up four-bedroom that lived smaller than its footprint — a warren of closed rooms, low sightlines, and finishes long past their moment. The brief was a complete transformation: a whole-home renovation taken to a premium, move-in-ready finish, meant to stand as the reference project for how our studio approaches a flip — not patching what was there, but resolving the floor plan itself.

Our Approach

We don't replace existing with existing — we fix the mess. Rather than swapping dated finishes for newer ones inside the same tired layout, we led the design around how the house should actually live: opening the plan, lifting the sightlines, and letting light travel from the front rooms straight through to the lanai and yard. The walls that boxed in the kitchen and living came down, ceilings were opened, and every room was drawn to feel larger than its square footage. From there we managed the full renovation to a premium finish. The kitchen became the heart of the home — dark cherry cabinetry, a marble waterfall island, and a hand-set green zellige feature wall beneath brass pendants. A restrained palette of olive board-and-batten, warm wood slat, and marble carried into the baths, where a black clawfoot tub sits against a tropical mural and a walk-in shower reads clean and modern. We led design and construction management end to end, coordinating the work from first sketch to final walkthrough so the finished home reads as one cohesive, calm composition — ready for its next owner.

Materials & Finishes

• Dark cherry cabinetry with a full marble waterfall island • Hand-set green zellige tile feature wall • Brass pendants and fixtures against warm wood slat detailing • Olive board-and-batten wainscoting throughout • Black clawfoot soaking tub against a tropical mural • Walk-in glass shower with large-format stone tile • Wide-plank flooring and open, vaulted sightlines • Resort-style pool, lanai, and tropical landscaping

The Result

The finished four-bedroom lives far larger than the house we started with — open, light-filled, and finished to a premium standard from the kitchen to the pool. Where there was a closed, dated plan, there is now one continuous, calm home that flows from the front rooms out to the lanai. Bayview Haven is the reference project for the flip side of our studio: a whole-home renovation, designed, led, and managed from first sketch to final walkthrough.
