How Much Does a Home Renovation Cost in Kailua? (2026)

It's the first question almost every homeowner asks us, and it's the right one: what does a home renovation cost in Kailua? The honest answer is that it depends on scope, finish level, and the condition of the home you're starting with, but "it depends" isn't useful when you're trying to plan. So here's how we actually think about renovation cost on a Kailua project, with the real ranges we work in, what drives the number up or down, and where the island adds cost the mainland doesn't.

We're Lanikai Homes, and James and Jazzie are personally involved in every project we take on, from the first budget conversation to the final walkthrough. That means the numbers below aren't industry averages pulled off a national calculator. They're the ranges we quote and deliver here in Kailua.

What Actually Drives Renovation Cost on Oahu

Three things move the number more than anything else. Scope: a single-room refresh and a whole-home transformation are different universes, and the more rooms, systems, and structural changes involved, the more the cost compounds. Finish level: the same kitchen footprint can be finished at very different price points depending on cabinetry, stone, appliances, and detailing. The condition of the existing home: older Kailua homes often hide surprises behind the walls, like dated wiring, plumbing past its life, or moisture damage, and the starting condition has a real effect on the final number.

Typical Cost Ranges by Project Type

These are the ranges we genuinely work in for high-end Kailua projects:

  • Kitchen remodel: $150,000 to $250,000 for a full rework at the finish level our clients expect.

  • Bathroom remodel: roughly $35,000 at the bare-bones end, around $65,000 for a typical mid-range bathroom, and $100,000 and up for a large or high-end spa bath.

  • Whole-home renovation: generally $150,000 to well over $1 million, depending on size, scope, and finish. As a timeline anchor, a roughly 3,000-square-foot whole-home renovation typically runs 6 to 9 months start to finish.

If your project sits outside these ranges, that's normal. These are meant to give you a realistic frame, not a quote.

Why Renovating in Kailua Costs More Than the Mainland

Building on Oahu carries costs a national average misses: material logistics (much is shipped to the island, adding cost and lead time), finite skilled-trade capacity, and permitting and local rules. On a typical Kailua renovation, permits run about 4 to 6 months. Part of that depends on the plan reviewer assigned to your project and is genuinely out of anyone's hands, but staying on top of the review and responding to comments fast is where we move quicker than most, and it's something we manage for you. Salt air and sun are also hard on finishes, so specifying materials that last by the ocean costs more up front and saves money over the life of the home.

How to Budget for the Unexpected

The most common reason a renovation runs over budget is what we find after demolition begins, especially in older homes. We'd rather have an honest conversation about that range up front than surprise you later, so hold a contingency for the unforeseen, generally 10 to 15%, and we lean toward the higher end on older Kailua homes where more can hide behind the walls.

How We Approach Pricing

You share the basics of your home, location, scope, and timeline; we have an intro call and walk the space; then we prepare a tailored proposal based on the real condition of your home and the level of finish your project calls for. That's how a renovation budget should be built, from your actual home, not a template.
