New Construction vs. Renovation in Kailua: Which Makes Sense

One of the first questions on a major project is whether to renovate the home you have or build new. Both are big numbers in Kailua. A new-build whole home generally starts around $500,000 and rises with size and finish, while a gut renovation of an existing home can start around $350,000. Cost is only part of the decision. Here is how we think it through.

When renovation makes sense

If the existing structure is sound, the layout mostly works, and you like where the home sits on the lot, renovation usually gets you there for less and faster. You keep the foundation, the footprint, and the parts that are fine, and spend on the parts that are not.

When new construction wins

If the home has serious structural issues, the layout fights how you want to live, or you want something fundamentally different, building new can be the better value even at a higher starting cost. You are not paying to work around someone else's decisions.

The Kailua wrinkles

Lot, permitting, and shoreline rules shape this more here than in most places. A coastal or Special Management Area lot can add steps and time to a new build. We factor that in early so the path you choose is the one that actually pencils.

Finish drives the number more than size

Square footage matters less than the level of finish. Our Kailua Modern project is a good example: a two-story, 1,000-square-foot luxury ADU we designed and delivered for around $750,000. Small footprint, high finish, and the cost reflects the quality, not the size. It is featured in our work.
