Pupukea Estate: A One-Acre North Shore Property, Main House and Cottage Renovated to a Premium Finish

The Challenge

A one-acre property on the North Shore had good bones and a rare piece of land, but a main house and cottage whose plan and finishes no longer matched the setting. This was one of our larger North Shore renovations: reimagine the main residence, renew the separate cottage, and tie both back to the acre of grounds so the whole property reads as a single, calm estate.

Our Approach

We led the design around how an estate on this land should actually live — opening the main house to its vaulted ceilings, lifting sightlines, and drawing light from the front rooms straight through to the pergola deck and lawn. The rear of the main house was taken back to its structure and extensively reworked, and the separate cottage was renewed in full, so both buildings share one warm, island-modern language. From there we managed the renovation to a premium finish, coordinating independent licensed contractors from first sketch to final walkthrough. The kitchen anchors the main house — a quartz waterfall island, white oak cabinetry, and black metal monstera panels beneath a beamed, vaulted ceiling. A confident black-and-white palette carries into the baths, where a freestanding soaking tub sits on a checkerboard floor against striped zellige tile. Out back, a pergola-covered hardwood deck opens the living space to the acre of grounds, and the renewed cottage gives the property a second, self-contained home.

By day, the main house sits low and long across its one-acre lawn on the North Shore.

The great room opens to its full vaulted height, with exposed beams and light drawn deep into the plan.

Dining and living share one continuous, open space that flows toward the deck and grounds.

The kitchen anchors the main house — a quartz waterfall island and white oak cabinetry beneath black monstera panels and a beamed ceiling.

A freestanding soaking tub sits on a checkerboard floor against striped zellige tile — the estate's most confident room.

The master suite stays calm and light-filled under the home's vaulted ceilings.

The renewed cottage is a self-contained second home, its kitchen and living space open to the deck.

The Result

The finished estate lives as one composition across its acre — an open, light-filled main house under vaulted beams, a confident black-and-white palette in the baths, and a renewed cottage that gives the property a second home. Where there were two dated buildings on a rare piece of North Shore land, there is now a single, cohesive estate, designed, led, and managed from first sketch to final walkthrough.
