Kailua Whole-Home Renovation: A Before & After Walkthrough

A Kailua renovation before and after tells you more than any portfolio shot ever can. In this walkthrough, we want to show how we approach a whole-home remodel here on the windward side — what we keep, what we change, and why those decisions hold up once the family is actually living in the house. The project featured here is the "Kailua Modern," at 425b Kawailoa Rd., in Kailua. It features 900 sq ft across 2 stories and has 3 bedrooms and 2 bathrooms, and the photos below show the home after our team finished work.


Before and After: The Kailua Renovation Brief


The original plot of land was just a grass yard next to a 100 year old, kamaʻāina Kailua cottage right across from the world famous Kailua Beach Park and literally right behind Buzz's Streakhouse. The lot is off the main street which made it the perfect, quiet spot for the kids to play or even a lūʻau from time to time. The original house was fairly small though, so the owners envisioned a seperate dweilling that was even bigger and could basically be a modern masterpiece that could fit a family. With such a limited footprint, a two-story home was the obvious choice, and by doing so we achieved views of the ocean from the second story. We also were able to maintain a small yard in the back for kids to play. The goal we set with the owners shaped every later decision, from how we re-planned the floor plan to which materials we specified for a coastal climate.



In the "after," the main living space reads as one connected room that opens to the lanai. Floor-to-ceiling glass walls blur the line between inside and outside, and the living area now flows directly into the garden and view. We kept the color palette neutral with soft woods and sandy tones so the coastal feel comes through without overwhelming the room. The floorplan was meticulously crafted to make the space feel not just livable but way bigger than it actually was. This was also achieved through the high ceilings which soar to 20 feet in the great room. The full sized kitchen also is flanked by two large sets of double glass sliders that can open up the whole kitchen to the outdoors so the beach breeze literally one block away blows right through the whole home
